In a decisive move to uphold urban planning regulations, the Nellore Urban Development Authority (NUDA) has issued a stern warning to owners of unauthorised layouts, signalling an impending demolition drive. With the 90-day grace period for the Layout Regularization Scheme (LRS) 2020 drawing to a close, the authority is taking a hard line on the 337 illegal layouts that have yet to come forward.
The NUDA's action is a response to the alarmingly low compliance rate, with only a quarter of the identified illegal layouts applying for regularisation. This is despite the authority's efforts to encourage participation, including awareness campaigns in Udayagiri, Kovur, and Sarvepalli, and the establishment of a dedicated helpline. The recent concessions, such as halving the penal fees and extending the submission deadline to October 23, 2025, have also failed to elicit the desired response.
These unauthorised developments, many of which were allegedly supported by local legislators during the previous government's tenure, flout essential urban planning norms. They lack the mandated 10% open space, have inadequate internal roads, and do not allocate land for public parks and amenities. While developers may have profited, innocent buyers now face penalties and legal complexities in obtaining official recognition for their properties.
NUDA Chairman Kotamreddy Srinivasulu and Secretary Allampati Penchal Reddy have vowed to take strict action against non-compliant layouts and officials who have abetted these illegalities. As the final deadline looms, the authority's resolve to enforce urban planning standards and safeguard public interest is clear. The coming weeks will be crucial, as the NUDA's actions will significantly impact the city's landscape and the lives of those affected by these unauthorised developments.
